What a Houston Home Inspection Should Actually Cover

A home inspection is your best chance to find problems before they become your problems, and in Houston, a few specific issues deserve extra attention beyond the standard checklist.

Foundation

Given Houston’s clay-heavy soil, foundation movement is common enough that it deserves a close look regardless of the home’s age. Look for cracks in walls, doors and windows that stick or don’t close properly, and uneven or sloping floors, and consider a specialized foundation inspection if anything looks concerning.

Roof and Water Intrusion

Houston’s heavy rain and occasional hail mean roofs take a beating. Check for missing or damaged shingles, signs of previous leaks or water stains on ceilings, and the overall age of the roof relative to its expected lifespan.

HVAC System

Air conditioning isn’t optional in Houston, it’s essential. Have the inspector test the system’s age, condition, and whether it’s appropriately sized for the home, since an undersized or aging system can mean expensive repairs soon after you move in.

Plumbing and Drainage

Check for signs of past water damage, slow drains, and how well the property drains during heavy rain, since standing water near the foundation can be a warning sign for both drainage and foundation issues.

Windows, Doors, and Seals

Houston’s humidity makes proper sealing important for both energy efficiency and moisture control. Check for gaps, deteriorated caulking, and any fogging between double-pane glass.

Pests and Wood-Destroying Insects

A separate wood-destroying insect inspection, often required by lenders, is worth doing regardless, given the region’s climate is favorable to termites.
